Orlando runs on the theme parks: family demand that repeats every school holiday, resort communities purpose-built for nightly rental, and large homes — 5 to 14 bedrooms — that hotels cannot offer. Purchase prices are lower, and bookings spread across the whole year.

30A runs on the beach: limited coastal homes along Scenic Highway 30A, wealthy guests who drive in from across the South, premium nightly rates, and a strong summer peak with slower months around it. Purchase prices are much higher for smaller homes, and the profit comes from high rates instead of high volume.
