The large plans are where this community performs. Big groups are the demand ChampionsGate captures best, and the 8 and 9-bedroom homes are the ones they search for. Smaller plans compete against every other resort community within ten miles.
Maui
The most common large plan in the community, and the one most owners buy. It works — but it is also the plan you will be compared against most often, which makes design the only real differentiator on the listing page.
Santiago
Essentially the Maui with a bonus room in place of the garage, plus a much larger parking area. The bonus room is the single best themed-space opportunity in ChampionsGate, and the parking genuinely matters to multi-family groups arriving in three cars.

ChampionsGate was built out over many years, and the homes are not all equal. We know which build years and plans reward an owner, and we will point you straight at those.
The Retreat at ChampionsGate is a purpose-built short-term rental community — nightly rental is the intended use, and there is no minimum lease period.
Operating legally requires a state vacation rental license through the Florida DBPR, a county short-term rental license with its own inspection, a tourist development tax account, and liability coverage at the level the county requires. For homes managed through our process, licensing, tax registration and renewals are handled for you. If you are still buying, we will confirm the requirements for your specific parcel before you close.

Is ChampionsGate or Storey Lake the better buy?
Both are strong, and they share a builder and many of the same floorplans. Storey Lake sits nearer the parks; ChampionsGate has a larger amenity center and golf, usually at a friendlier entry price. Bring us two specific homes and we will tell you which one we would rather manage.
Which floorplan should I buy in ChampionsGate?
For nightly rental, the 8 and 9-bedroom plans. Between them, Santiago has an edge over Maui: the bonus room in place of the garage is the best themed-space opportunity in the community, and the larger parking area matters more to multi-family groups than most buyers expect.
How does ChampionsGate compare to Reunion?
Reunion is the luxury address, and it is an excellent place to own. ChampionsGate delivers large-group demand at a lower entry price. Both work well — it comes down to your budget and the guest you want to host.
Do you manage homes you did not design?
Yes, once we have walked it. Renovation is our biggest lever on performance, so the first thing we will do is show you what we would change and what it costs. If the home is already performing, we will say so and get straight to work.
Are there HOA restrictions on short-term rentals?
Not in the short-term rental section — nightly rental is the intended use and there is no minimum lease period. There are still HOA rules covering exterior appearance, parking, signage and pool maintenance that are handled on your behalf for homes managed through our process.
Do you manage condos in ChampionsGate?
Generally no. Condo and condotel structures carry HOA and management layers that reduce owner returns, and our model is built around single-family homes with private pools, typically five bedrooms and up.
