Pulte's land vice president has said publicly that the amenities at Aquarama will be similar in kind to Windsor Cay, but not exactly the same. This is a larger site than Windsor Cay, bought at close to a record price per acre in Polk County, by a builder who says scale is what makes substantial amenities possible.
Central Florida resort communities compete on water amenities — lazy rivers, multi-slide complexes and resort pool decks are what families filter for.

Pulte paid a record price per acre for this land. Builders do not do that for locations they are unsure about — and every one of their previous four Central Florida resorts has gone on to perform.
Getting in at launch is how the strongest positions in this corridor were won: first pick of lots, the best plans before they are spoken for, and an entry price that later phases will not see again. By the time a community has a review history, that window has closed.

Pulte has now done this four times in this market and told the press Aquarama will follow the Windsor Cay model. We managed homes through those launches.
Confirmed items come from the builder; the remainder are standard across Pulte's Central Florida resorts and expected here. Treat this as indicative until the site plan is final.
When does Aquarama actually open?
Land development began in February 2026, model homes are expected late 2026, and home construction with a projected opening runs into early 2027. Those are the builder’s dates. In this market they typically move, and amenity completion usually trails home delivery by longer than buyers expect.
Where exactly is it?
U.S. 17-92 at Ernie Caldwell Boulevard in Davenport, Polk County — roughly 13 miles from Walt Disney World, in an established vacation-home corridor near Providence, Reunion and ChampionsGate. It is a different county from the Lake County Windsor communities, which matters for licensing.
Should I buy in the first phase?
It depends on what you are optimizing for. First-phase buyers get lot and plan selection and usually the best incentives, but operate through years of adjacent construction and an unfinished amenity center. Later phases open into a finished community at a higher price. We would make that a deliberate decision rather than a function of when you happened to call.
How will Aquarama compare to Windsor Cay?
Pulte has said publicly that Aquarama follows the Windsor Cay model, so expect a comparable amenity program and a similar plan range. The differences that will matter are location — Davenport and Polk County rather than Clermont and Lake County — and the fact that Windsor Cay is nearly built out while this is a blank site.
Can you help me choose a lot before I reserve?
Yes, and it is the single most useful thing we do at a launch. Lot position, pool orientation and usable outdoor depth are permanent decisions made under sales-office time pressure. We will walk the release map with you and tell you which lots we would take and which we would pass on.
What licensing will apply?
Polk County plus the City of Davenport, on top of the state baseline — a DBPR vacation rental license, Florida Department of Revenue registration and tourist development tax. The community is zoned PUD specifically for short-term rental, so nightly rental is the intended use. For homes we manage, licensing, registration and renewals are handled for you.
Do you have homes in Aquarama yet?
No — nobody does. We manage in Windsor Cay and Windsor Island and have worked across Pulte’s Central Florida resorts, which is why we can tell you how these launches actually go. When Aquarama releases, we intend to be there early.
