Our managed homes perform at the top of both resorts — Windsor Cay is where our portfolio ranks in the top 0.01% of the market. But the honest answer is that the home matters more than the resort: in both communities, designed homes hold rate and package-furnished homes compete on price.

Is it risky to buy in a resort that is still building?

Windsor Cay is in its final phase, so the resort amenities are open and most of the community is complete. The practical considerations are lot position and construction traffic during the remaining build-out — both manageable, and we walk them with you.

How do I evaluate a Windsor Island resale?

Read the booking history before you offer — it shows what the home earned as furnished, which is the floor, not the ceiling. Then price the refresh: most resales still carry the original package furniture, and replacing it is exactly the gap a redesign closes.

Are the county rules different?

Yes — Windsor Cay is in Lake County (Clermont) and Windsor Island is in Polk County (Davenport), and each layers its own licensing on the state baseline. For homes we manage, licensing, registration and renewals are handled for you.

Windsor Cay vs. Windsor Island for Vacation Rentals

Pulte's two flagship short-term rental resorts — one still selling new homes, one sold out and trading as resales. We design and manage in both, so this comparison comes from our own data.

Pulte built both resorts on the same model: gated, amenity-rich, purpose-built for nightly rental, with large single-family plans. The difference is timing. Windsor Cay is the newest, with builder inventory still available in its final phase. Windsor Island is sold out — every purchase there is a resale, often still wearing its original furniture package.
