Many owners spend almost their entire budget on the home purchase, then furnish with whatever is left. This is a mistake. Guests never see your purchase price — they see the furniture, the beds, and the photos. That is what they compare when they choose between your home and two hundred others, and it decides the nightly rate you can charge.
A better way to plan: add the purchase price and the furnishing cost together as one total investment, and decide what the home needs to earn against that total. Larger homes need a larger furnishing budget — more bedrooms, more beds, more seating — so plan for that before you close, not after.
Also, do not split the budget evenly across every room. The rooms that win the booking — the living area, the standout bedrooms, and the pool deck — should get more of the budget. A home where every room got the same amount looks average in every photo.
